The house rules, in plain language.
Our Arizona homes sit in residential neighbourhoods and our Maine inns share a quiet street. The rules exist so the neighbours stay happy and the houses stay open to guests.
Guest accommodation only
Every property is rented for lodging. Weddings, parties, events and gatherings beyond the registered guests are not permitted, and a reservation used for one is cancelled without refund. If you are planning a celebration, talk to us first. Some things are possible; some are not.
Noise and neighbours
Outdoor noise is not tolerated after 10 pm at any Arizona estate, in line with Scottsdale and Paradise Valley short-term-rental ordinances. Music stays inside after dark. Pools and outdoor kitchens are yours to enjoy; the neighbourhood's quiet is not ours to give away.
Occupancy
The maximum occupancy listed for each property is a hard number, set by the permit. It includes children. Day visitors beyond the registered guests need our approval in advance.
Minimum stays
Minimums vary by property and season and are shown when you select dates. Holiday weeks, spring training, the Phoenix Open and Barrett-Jackson carry longer minimums. Extended stays of thirty nights or more are welcome at every Arizona estate at discounted rates.
Payment and cancellation
The full cancellation terms for your dates are shown before you confirm a booking, and again on your confirmation. Reservations are processed by VR Acquisitions Management, LLC, which is the name that appears on your card statement.
Pets
Pets are considered at some Arizona estates with prior approval and a pet fee. Please ask before booking rather than after.
